We conduct a thorough background screen of all potential tenant, which includes a credit, criminal and evictions background check. Positive landlord references are required and an income verification is an essential part of finding the right renter for your property.

As your designated agent, once an applicant has been approved, we sign a lease based on terms we have negotiated on your behalf. We are experts at writing leases that protect you as the landlord while following Landlord Tenant Law.

The lease will included a security deposit and rent amount that will be collected from the tenant before move in. Trust accounting, which is the practice of collecting and lawfully holding and distributing security deposits, is an essential part of our role as your property manager and is included in our fees. We will collect rents on a monthly basis and provide accountability to the tenant in accordance with their lease.

Every property has maintenance needs and our role is to diagnose and remedy maintenance in a timely manner to ensure tenant satisfaction and to ensure we are operating within the laws requirements for habitability. The monthly fee, withheld from rent, covers diagnosis and vendor coordination for maintenance issues while our in house maintenance technicians are billed out at a variety of hourly rates depending on the skill level required for job. We conduct both tenant led and in person inspections throughout the life of the lease to ensure tenants are being respectful of the property. If it is found that the tenant has damaged the property, we will send the tenant the proper notices and then follow up to ensure damage has been mitigated or remedied.

Often times, tenants who have a positive renting experience will renew their lease with us which saves you money a vacancy loss is one of the most expensive parts of landlording. However if the tenant does not choose to renew or we have not offered a renewal to the tenant, we will begin the process to release your property prior to the expiration of the existing lease to minimize vacancy. Our current vacancy time is less than 9 days and we pride ourselves on quick turn arounds.
